  Spadina Quay South
   
Spadina Quay WetlandsSpadina Quay South is bound by the Portland Street Slip to the west, the Music Garden to the north, and the boating facilities of Marina Quay West to the east. The marina is owned by Harbourfront Centre and is fully booked with 175 to 180 seasonal boat slips.

The 304 space underground parking garage is on land managed by the City as a result of an agreement with the owner, the Toronto Port Authority. The parking garage is leased by the City to Harbourfront Centre for operation.

Current zoning allows for 5, 574 square metres (60,000 sq. ft.) non-residential GFA development rights above the existing parking garage. In reviewing previous development proposals for the site, City planning staff have indicated that a preferred building would be two storeys (14 metres maximum height) and be similar to other pier type buildings. The site provides an excellent location for any marina related commercial uses. Spadina Quay Wetlands Birdhouse
