Base Park Improvement Security

Amount to cover the cost of bringing dedicated land to base park level, i.e. grading inclusive of topsoil supply and placement, minimum of 150 mm depth; sodding #1 nursery grade or equivalent value of other approved park development; fencing, where deemed necessary to the satisfaction of Parks, Forestry and Recreation; drainage systems, including connections to the municipal services as required; electrical and water connections minimum 50 mm to street line including backflow preventers, shut off valves, water and hydro chambers; street trees along all public road allowances abutting City-owned parkland; standard park sign (separate certified cheque required); and demolition, removal and disposal of all existing materials, buildings and foundations.

List applicable authority, i.e. agreement, by-law (site specific if applicable) and Effective Date.

Standard form Letter of Credit or Certified Cheque payable to the Treasurer of the City of Toronto.

Required prior to:

  • Subdivision Registration
  • Site Plan Agreement registration
  • Release of building permit

Post completion subject to Certification of Completion by applicant’s Landscape Architect. Partial releases available.

Above Base Park Improvement Security

As per subdivision or Section 37 agreement or negotiated as a percentage of the parks component of development charges.

List applicable authority, i.e. agreement, by-law (site specific if applicable) and Effective Date.

Standard form Letter of Credit or Certified Cheque payable to the Treasurer of the City of Toronto.
