Subject:Variances to the Etobicoke Sign By-law
Purpose:
To advise Etobicoke Community Council of the decisions of the Sign Variance Advisory Committee.

Recommendation:
That the recommendations of the Etobicoke Sign Variance Advisory Committee be received for information.
Comments:
At its meeting held on Tuesday, September 29, 1998 the Sign Variance Advisory Committee had for consideration the
following applications. The Committee's decisions were as follows:
1. Gino's Pizza Inc., 557 Dixon Road
THAT an application by Gino's Pizza Inc. for a variance to the Etobicoke Sign By-law in order to install four additional
ground signs identifying companies under one ownership umbrella at 557 Dixon Road, be refused
2.Red Devil Barbeque & Tavern, 199 North Queen Street
THAT an application by Prime Restaurant Group Inc. for variance to the Etobicoke Sign By-law in order to install
additional signage to identify their new restaurant at 199 North Queen Street be approved as follows, subject to MTO
approval and issuance of a building permit:
(i)an illuminated fascia logo sign an the east wall elevation, having a maximum display of 5.32 m²; and
(ii)a non-illuminated painted identification sign, 3.54 m² in area, and an advertising slogan, 1.96 m² in area, on the north
side wall.
3.Mediacom, 156 Evans Avenue and 33 Wickman Road
THAT applications by Mediacom for variances to the Etobicoke Sign By-law to permit third party advertising ground
signs at 156 Evans Avenue and 33 Wickman Road be approved as follows, subject to Toronto Transportation approval
and issuance of building permits:
(i)156 Evans Avenue to be limited to a 3.05 m x 6.1 m standard outdoor advertising ground sign, with a maximum
height of 9.0 m, a minimum setback of 1.07 m from the westerly lot line to the closest part of the sign, and a minimum
setback of 30 m from the south limit of the Gardiner Expressway; and
(ii)33 Wickman Road to be limited to a 4.27 m x 14.63 m standard outdoor advertising ground sign, with a maximum
height of 18.3 m from grade and 10.0 m above the elevation of the Gardiner Expressway, compliance with the setbacks to
all lot lines in accordance with the Etobicoke Zoning Code, a minimum distance of 61 m between two advertising ground
signs in accordance with the Sign By-law, and a minimum setback of 45 m from the north limit of the Gardiner
Expressway.
4.Richview Square Plaza, 250 Wincott Drive
THAT an application by Richview Square Plaza for a variance to the Etobicoke Sign By-law to permit the installation of
a second tenant directory identification ground sign, to better identify an existing plaza on the west side of Wincott Drive,
north of Eglinton Avenue, be approved as follows. subject to Toronto Transportation approval and issuance of a building
permit:
(i)one single-sided illuminated tenant directory identification ground sign, having a maximum display area of 2.46 m x
3.43 m, with an overall height of 4.35 m, to be located at the south-west corner of the property with the display area
facing east toward the parking lot;
(ii)compliance with the minimum separation and setback requirements of the Sign By-law.
5.Alcan Foil Products, 191 Evans Avenue
THAT an application by Alcan Foil Products for variance to the Etobicoke Sign By-law permit the replacement of two
incidental directional signs at 191 Evans Avenue with two larger identifications signs, exceeding the requirements of the
Sign By-law, be approved as follows, subject to the issuance of a building permit:
(i)each sign to be a maximum height of 1.83 m, with a display area of 1.22 m x 4.0 m, including incidental directional
messages; and
(ii)the westerly sign to be located a minimum setback of 0.8 m and the easterly sign to be located a minimum setback of
1.3 m from the Evans Avenue lot line.
Background:
The Sign Variance Advisory Committee had for consideration the attached reports submitted by the Deputy Chief
Building Official, Etobicoke District. The Sign Variance Advisory Committee concurred in the recommendations
contained in the staff reports, with the exception of Item 2 where a side wall fascia sign was recommended for refusal.
The Committee was advised that the applicant had submitted a revised proposal for this signage, more in keeping with
the intent of the by-law. The Committee also received a submission from the applicant, indicating that because of the
relationship of the building to the parking area and proposed development on the site, this signage provides improved
direction for patrons. The Committee granted the variance in accordance with the revised proposal.
