Subject:Ground Signage at 55 Orfus Road (Sign Application No.: S9802551)
Purpose:
Evaluate and make recommendations concerning a request by Dominic Rotundo, of Neon
Products, for a variance from the sign by-law. The variance is required to permit the erection
of a ground sign, to be placed at the south side of Orfus Road facing east and west, with a
sign area of 128 square feet, where the Sign By-law permits 85 square feet.
Recommendations:
It is recommended that:
(1)The request for a minor variance from the sign by-law be approved.
Council Reference/Background/History:
The building for which the sign is intended is located in an M2 zone, the building fronts
onto Orfus Road and contains various commercial use.
Section 5.3.2.3. of Sign By-law No. 30788 permits one ground sign on an inside lot in an
industrial zone provided that such sign has a maximum sign area of one square foot for
every two feet of frontage.
As the subject lot has a frontage of 170 feet the by-law would permit a single sign having a
sign area of 85 sq.ft. The applicant wishes to erect a single sign in the centre of the frontage
of 128 sq.ft. which is clearly larger than permitted.
However, since the nature of the property is commercial in its use, consideration should be
given to use the provisions of the commercial zones in the sign by-law. If the provisions of a
commercial zone area applied, namely Section 5.2.2.2., a lot with a frontage of 170 feet
would permit a ground sign with an area of 170 square feet. The Ward Councillors have
been notified of this request and have been provided with a copy of the report and
attachment.
Conclusions:
It is the opinion of this department that the request for a variance is minor in nature and that
the proposed sign would be in keeping with the area, as well as, the existing uses on the site.
