 The owners have appealed the December 17, 1997 decision of the Committee of Adjustment which refused a minor variance to permit a new single-family dwelling on each of two parcels having minimum frontages of 22.3 m (73.2 ft.) and 23.1m (75.8 ft.) respectively and minimum lot areas of 1904 m5 (20,500 sq.ft.) and 1704 m2 (18,346 sq.ft.) respectively, whereas the zoning by-law requires a minimum frontage of 30m (98.4 ft.) and a minimum area of 2322 m5 (24,995 sq.ft.) for a single-family dwelling lot. Also appealed is the December 31, 1997 decision of the Commissioner of Planning and Buildings to refuse the consent application to sever the property into two dwelling lots as described in the above variance.

 The owners appealed the April 8, 1998 decision of the Committee of Adjustment which refused a variance to permit a new two-storey single-family dwelling on a parcel of land having a frontage of 8.5 m (28 feet), whereas the Zoning By-law requires a minimum frontage of 15 m (50 feet) on a public street and having minimum building setbacks of 1.2 m (4 feet) from the side property lines, whereas the Zoning by-law requires a minimum sideyard building setback of 1.2 m (4 feet) for the first storey and an additional 0.6 m (2 feet) for the second storey, or 1.8 m (6 feet) on each side in this case.

The owner has appealed the April 22, 1998 decision of the Committee of Adjustment which refused a variance to permit a 205 m5 (2,200 square feet) showroom and retail sales outlet ancillary to the warehouse operation for a period of five years, whereas the Zoning By-law permits retail sales ancillary only to assembling, manufacturing, processing and recycling uses, to a maximum of 10% of the total gross floor area of an industrial unit.
