  To amend Scarborough Zoning By-law, Zoning By-law Number 10327,

with respect to the West Hill Community

 WHEREAS authority is given to Council by Section 34 of the Planning Act, R.S.O. 1990, c.P. 13, as amended, to pass this By-law; and whereas Council of the City of Toronto has provided adequate information to the public and has held at least one public meeting in accordance with the Planning Act;

 The Council of the City of Toronto HEREBY ENACTS as follows:

 1.Schedule "A", is amended by deleting the current zoning and substituting the following zoning as shown on Schedule "1":

 S - 6 - 59A - 374 - 377 - 378 - 404 - 452 - 475

 2.Schedule "B", PERFORMANCE STANDARD CHART, is amended by adding the following Performance Standards:

 MISCELLANEOUS

 377.Maximum height of the Single-Family Dwelling - 10 m.

 378.Minimum rear yard setback - 10 m.

 BUILDING SETBACKS FROM STREETS

 404.Minimum street yard setback - 6 m.

 FLOOR AREA

 452.Floor area of the Single Family Dwelling shall not exceed 175 m².

  GROSS FLOOR AREA

 475.Gross floor area of the Private Educational Institution shall not exceed 1 400 m².

 3.Schedule "C", EXCEPTIONS LIST, is amended as follows:

 (a)By adding Exception Number 38, as follows:

 38.On those lands identified as Exception Number 38, the following provisions shall apply, provided that all other provisions of the By-law not inconsistent with this Exception shall continue to apply:

 (a)Only the following uses are permitted:

 -Day Nursery

-Private Educational Institution

-One Single Family Dwelling

 (b)Exception Number 38 is added to the lands identified with a heavy black line on the accompanying Schedule "2" map.

  EXPLANATION OF THE PURPOSE AND EFFECT OF

BY-LAW NUMBER

    LAND AFFECTED:The subject land is located on the north side of Lawrence Avenue east of Manse Road, as shown on the attached key map. The property is known municipally as 4342 Lawrence Avenue, being Part of Lot 7, Registered Plan 1502.

PURPOSE AND EFFECT OF BY-LAW:To permit a Private Educational Institution (a Montessori School), Day Nursery and one Single Family Dwelling.
