Purpose:
To provide preliminary comments on the processing of an application received on March 24, 1998, from 1279368 Ontario
Limited to amend the Etobicoke Zoning Code to permit the development of 12 semi-detached homes on lands located to the
rear of an existing rental apartment building known municipally as 1875 Martin Grove Road (Exhibit No. 1).
Funding Sources, Financial Implications and Impact Statement:
City Funding is not required. There are no impacts on capital or operating budgets.
Recommendation:
It is recommended that this report be received and that the application continue to be circulated and a Public Meeting to
consider the application be scheduled, following receipt of a staff report, at a meeting of Community Council in the third
quarter of 1999.
Comment:
Reason for Application:
On September 4, 1962, Council enacted By-law 13,584 to rezone the subject lands from Agricultural (A4) to Fourth
Density Residential (R4) to permit the development of the existing apartment building. The applicant proposes to sever the
rear portion of the subject property for the purpose of creating building lots for 12 freehold semi-detached homes.
Amendments to By-law 13,584 and the Zoning Code would be necessary to accommodate the proposed development.

Status:
The application is currently in circulation. A staff report on the application will be distributed to Councillors and will be
available to the public prior to the Notice of Public Meeting. A Community Meeting will be held prior to the staff report
being tabled if deemed necessary by the ward Councillors.
