Amendments to the Zoning Code and Site Plan Approval - Hullmark Developments Ltd.
Humberline Drive south of Humberwood Boulevard.

Purpose:
To provide preliminary comments on the processing of an application received April 23, 1999, from Hullmark
Developments Ltd. to amend the Residential zoning of the property located on the south-east corner of Humberline Drive
south of Humberwood Boulevard, to permit the development of 63 condominium townhouses.
Funding Sources, Financial Implications and Impact Statement:
City funding is not required. No impacts on capital or operating budgets have been identified at this time.
Recommendations:
It is recommended that:
(1)this report be received, and that the application continue to be circulated.
(2)upon completion of a Planning staff report, a public meeting to consider the application be scheduled for a meeting of
Community Council.
Comment:
Site Description and Context:
The site is located on the south-east corner of Humberline Drive south of Humberwood Boulevard (see Exhibit No. 1). The
site is currently vacant.
Reason for Application:
This site was previously approved for the development of 275 apartment units and 42 townhouse units. A separate
application has been submitted for the development of the north-easterly portion of the site for a 160 bed nursing home
instead of the proposed apartment buildings . The south-westerly portion of the site is proposed to be developed for 63
townhouses on a larger site instead of the 42 townhouses previously approved.

Issues:
No City-wide issues have been identified at this time.
The increase in the number of townhouse units from 42 units to 63 units should be viewed in the context of the
development of the whole site. The north-easterly portion of the site is now proposed to be developed with a 3 storey, 160
bed nursing home, instead of two 15 and 21 storey apartment buildings containing 275 apartment units.
Local issues including urban design, and access will be considered in the processing of the application.
Status:
Staff recommend that the application continue to be processed and a public meeting be held to hear the views of interested
parties. A community meeting may be held prior to the public meeting, if required by the ward Councillors.
