January 6, 1999

To:North York Community Council

From:Bryan W. Tuckey

Director, Community Planning, North District

Subject:REPORT

ZONING AND OFFICIAL PLAN AMENDMENT APPLICATION

SANMAL INVESTMENTS LIMITED

699 Sheppard Avenue East

Ward 9 - North York Centre South

UDOZ-98-11

Purpose:

The purpose of this report is to provide a update on the status of this application.

Recommendations:

It is recommended that the staff report of July 8, 1998, be adopted.

Background:

At its meeting of July 22, 1998, Community Council considered a Preliminary Evaluation Report (July 8, 1998) on this proposal to develop the site in two phases, including conversion of the existing post office to retail uses, followed by the redevelopment of the site with a 5-storey commercial office building at a density of 2.0 FSI.

The staff report was referred back to staff to be brought forward after further community consultation in conjunction with the local Councillors. Since that time, meetings have taken place between Councillor Flint, the applicant, and the Executive of the Bayview Manor Ratepayers Association. A community open house has been scheduled for January 21, 1999. The concerns raised at the time of the referral of this report back to staff have been and are being addressed. It is appropriate the Preliminary Evaluation Report be brought back to Community Council and that staff continue to process this application.
