Subject:Proposed Wall Sign - Canadian College of Naturopathic Medicine

Purpose:
Evaluate and make recommendations regarding a request by Anne Kim of the Canadian College of Naturopathic Medicine,
for a variance from the Sign By-law to permit a 490 sq. ft. identification wall sign whereas Section 5.1.4 of the Sign by-law
allows 50.6 sq. ft.. The property for the College is located at the corner of Sheppard Avenue and Leslie Street. In her
correspondence, Ms. Kim stated that the proposed signage is necessary to announce the presence of the College at the
intersection. Refer to attachments for details.
Recommendations:
It is recommended that:
(1)The request for a minor variance from the Sign By-law be approved.
Council Reference/Background/History:
The building is located on three different zones: Greenbelt (G), Residential (R3) and Commercial (C2). Site specific
by-law 21590 together with the Committee of Adjustment decision, file UDCA-98-127, dated March 26, 1998 permits the
lands to be used by the Naturopathic College.
The proposed wall mounted illuminated sign 60' x 8'-2" for an area of 490 sq. ft., is to be displayed on the top storey of the
building. The portion of the building where the proposed sign would be erected is in the Greenbelt zone which restricts any
wall sign to a maximum area of 50.6 sq. ft.. If the sign was displayed on the portion of the building located within the
Commercial zone, an approximate area of 600 sq. ft. of signage would be permitted.
The proposed wall sign has a setback of approximately 425 ft. from the intersection of Leslie Street and Sheppard Avenue
East and would be located at an approximate distance of 600 ft. from the Condominium Complex located to the north/east
of the College.
At this time there is no existing wall signage on the property.
The Ward Councillors have been notified of this request and have been provided with a copy of this report and attached
plans.
Conclusions:
It is the opinion of this Department that the proposed wall sign would not have a negative impact on the surrounding areas
and it is recommended that the minor variance to the Sign By-law be approved.
