PREMISES NOS. 564-566 ROGERS ROAD - CASH IN LIEU OF PARKING,

Ward 27, York-Humber.

 Purpose:

 To approve a cash payment-in-lieu of parking application for four (4) parking spaces at Premises Nos. 564-566 Rogers Road.

 Funding Sources, Financial Implications and Impact Statement:

 Monies collected from this application would be directed to the Toronto Parking Authority parking reserve account.

 Recommendation:

 That the application by Grewal General Contractors Ltd., for a cash payment-in-lieu of parking for four (4) parking spaces be approved.

 Background:

 On March 2, 1999, Mr. Ralph Griffo, on behalf of Grewal General Contractors Ltd., submitted an application to make a cash payment-in-lieu of providing four (4) of the eight (8) parking spaces which are required under the provisions of the Zoning By-law, for a proposed mixed-use commercial-residential development at Premises Nos. 564-566 Rogers Road.

 Comments:

 This municipally-addressed property is located on the north side of Rogers Road between Keele Street and Regent Street. Plans and drawings for a proposed mixed-use commercial-residential development, containing approximately 140 square metres GFA of ground floor retail space and 4 residential units on the second and third floors, were reviewed by staff of this Department. The current zoning is Local Commercial Zone District, permitting the proposed development.

 Based on the mixed use proposal, a total of eight parking spaces are required under the provisions of the Zoning By-law. The development plans provide for a total of four on-site parking spaces at the rear of the building, serviced by an existing Municipal Lane.

 There are no boulevard parking spaces available to rent adjoining these premises. However, on-street metered parking is currently provided on both the north and south sides of Rogers Road between Keele Street and Old Weston Road, for a maximum duration of one hour. Given that it does not appear feasible to provide additional parking on the site and recognizing the availability of on-street parking in the area, the non-provision of four parking spaces on this site is satisfactory under these circumstances.

 Conclusion:

 In accordance with current policy on cash payment-in-lieu of parking, it is recommended this cash payment-in-lieu application be approved for four parking spaces at Premises Nos. 564-566 Rogers Road.
