To amend the General Zoning By-law No.438-86 for the former City of Toronto with
respect to lands known as No. 34 Noble Street.
The Council of the City of Toronto HEREBY ENACTS as follows:
1.None of the provisions of Sections4(4)(b) and 9(1)(f) of By-Law No.438-86, being "A
By-law To regulate the use of land and the erection, use, bulk, height, spacing of and other
matters relating to buildings and structures and to prohibit certain uses of lands and the
erection and use of certain buildings and structures in various areas of the City of Toronto", as
amended, shall apply to prevent the use of the building existing on the lot in the year 1998 for
not more than 17 live-work units provided:
(1)the lot consists of at least the lands shown outlined by the heavy lines on the attached Plan
1;
(2)not fewer than 2 leased parking spaces are provided and maintained within 300 metres of
the lot for the use of residents of the building; and
(3)a garbage storage area at least 9 square metres in area is provided for the storage of refuse
generated by the residents of the building.
2.For the purposes of this By-law:
(i)"live-work unit" shall mean a dwelling unit that is also used for work purposes provided
only the resident or residents of such accommodation work in the dwelling unit and provided
that the work component is restricted to the uses or classifications of office, custom workshop
or studio; and
(ii)each other word or expression which is italicized herein shall have the same meaning as
such word or expression as defined in the aforesaid By-law No.438-86.
