Subject: Variance for Proposed Ground Sign
2470 Bayview Avenue
(Ward 9 - North-York Centre South)
Purpose:
Evaluate and make a recommendations regarding a request for a variance from the sign by-law by the owner of the
building, Dr Ruth Ann Brown, to permit the errection of a 10 square foot identification ground sign in a residential zone,
where Section 5.1.1 of the sign by-law permits 4.3 square feet.
Financial Implications and Impact Statement:
There are no financial implications of this report.
Recommendations:
It is recommended that:
(1) The request for a minor variance from the sign by-law be approved.
Background and Comments:
The Building is located in a residential zone (R3). The use of the property as a naturopathic office is a permitted legal
non-conforming use.
The proposed sign is non-illuminated and was designed in context with the existing landscaping. The proposed sign will
face Bayview Avenue and will not be a visual distraction to traffic along Bayview Avenue. The sign will be approximately
six feet high and four feet wide with an advertising face of 10 square feet, presently; there is no sign on the property.
Conclusions:
It is my opinion that the proposed sign would not have a negative impact on the surrounding area and that the request for a
variances is minor in nature and should be approved.
