Subject:Variance for Ground Sign

6 Milvan Drive

(Ward 6 - North-York Humber)

Purpose:

Evaluate and make recommendations regarding a request for a variance from the sign by-law by Nishan Ali, to permit the erection of an illuminated 14 foot high groung sign with an advertising face of 8 feet by 10 feet.

Financial Implications and Impact Statement:

There are no financial implications associated with this report.

Recommendations:

It is recommended that:

(1)The request for a minor variance from the sign by-law as modified by this report to permit a ground sign with an advertising face of 60 square feet be approved.

Background and Comments:

The existing site is currently zoned MC(H) and currently there is an existing three storey building on the site.

The site in question has a 60 foot frontage onto Milvan Drive and, Section 5.3.2.1 of the sign by-law prohibits signs on inside lots where the street frontage is less than 80 feet in industrial zones. Where an inside lot has a frontage of 80 feet in an industrial zone section 5.3.2.1 of the sign by-law would permit a ground sign of 75 square feet.

The existing three storey building on the site has various uses, including professional offices and industrial uses. Prohibiting any ground signage on the site could have a negative impact on the business within the building. Permitting a ground sign with a sign area of 60 square feet would be consistent with the regulations in the sign by-law for commercial areas and industrial areas, which typically limit the size of ground signs to one square foot for every one foot of lot frontage.

The request for a ground sign with an advertising face of 80 square feet is excessive, considering that in this area a lot with an 80-foot frontage would only be permitted a 75 square foot ground sign.

 Conclusions:

It is my opinion that:

  • the proposed sign, as modified, would not have a negative impact on the surrounding area;
  • the proposed signage, as modified, is in keeping with uses on this site and this area;
  • the proposed, as modified, variance is minor in nature.
