Subject:Variance for Ground Sign

Purpose:
Evaluate and make a recommendations regarding a request for variance from the sign by-law by Peter Cheatley, to permit
the erection of an illuminated 10 foot by 25 foot ground sign
Financial Implications and Impact Statement:
There are no financial implications associated with this report.
Recommendations:
It is recommended that:
(1)The request for a minor variance from the sign by-law be approved.
Background and Comments:
The existing site has two existing ground signs with an area of 150 square feet each, the applicant proposes to remove one
existing ground sign and construct a new ground sign. The new sign will have an advertising face of 200 square feet (10
feet by 20 feet) and be 25 feet in height. The proposed sign would front on Dufferin Street and would be visible from the
North and south.
The zoning of the lot on which the sign is proposed is industrial MC(H) (see attached zoning map). Although the site is
zoned industrial the building on the site has numerous commercial uses.
Section 5.3.2.5 of the sign by-law permits up to two ground signs provided the cumulative sign area does not exceed one
square foot for every three feet of lot frontage, and provided that no individual signs exceed 200 square feet in area.
The site under consideration has a frontage of 699 feet along Dufferin Street, and the site would be permitted a cumulative
sign area of 232 square feet for ground signs under the provisions of the sign by-law.
The variance required from the sign by-law is to permit a cumulative ground sign area of 350 square feet, for the site,
where the by-law would only permit 232 square feet.
Conclusions:
It is my opinion that:
- the proposed sign would not have a negative impact on the surrounding area;
- the proposed signage for the site is in keeping with commercial uses on the site;
- the proposed variance is minor in nature and should be granted.
