Variance for Proposed Roof Sign - 1760 Avenue Road -
North York Centre South
The North York Community Council recommends the adoption of the
following report (January 4, 2000) from the Director and Deputy Chief
Building Official:
Purpose:
Evaluate and make a recommendations regarding a request for a
variance from the sign by-law by the owner of the building, Maria Mesko,
to permit the erection of a third party roof sign within the 500 feet (153
m.) of another roof sign on the same side of the street.
Financial Implications and Impact Statement:
There are no financial implications of this report.
Recommendations:
It is recommended that:
(1) The request for a minor variance from the sign by-law be
approved.
Background and Comments:
The building is located in a commercial zone (C1), and the sign by-law
would allow a roof sign on this building provided it did not exceed 350
square feet in area, and there were no other roof signs within 500 feet
on the same side of the road. The applicant is proposing to install a roof
sign with an advertising area of 200 square feet.
The variance required is to permit a roof sign with-in the 500-foot
separation required by Section 5.2.1.1. of the sign by-law.
Currently there are three existing roof signs on the west side of Avenue
Road within the 500-foot separation required in Section 5.2.1.1 of the
sign by-law. There is a small first party roof sign, with a sign area of 100
square feet, approximately 380 feet to the south of the proposed sign,
as well as two third party roof signs, with a sign area of 200 square feet
each, approximately 407 feet and 442 feet to the north of the proposed
sign.
The impact of the proposed sign in this area is reduced due to the two
cross streets, St Germain Avenue and Melrose Avenue, located between
the proposed sign and the existing signs. The cross streets reduce the
impact of the sign on the streetscape.
As well this would be the only roof sign on the building located between
St. Germain and Melrose Avenue. There would be little impact to the
residential area located west of the proposed sign since the sign face
north and south.
The Ward Councillors have been notified of this request and have been
provided with a copy of this report and the attached plans.
Conclusions:
It is my opinion that the proposed sign would not have a negative impact
on the surrounding area and that the request for a variances is minor in
nature and should be approved.
