Residential Demolition -
155, 157, 159 and 161 Beatrice Street (Trinity-Niagara)
The Toronto Community Council recommends that the application to
demolish the subject residential buildings at 155, 157, 159 and 161
Beatrice Street be granted.
The Toronto Community Council submits the following report
(December 20, 1999) from the Acting Commissioner of Urban
Development Services:
Purpose:
In accordance with former City of Toronto Municipal Code Chapter 146,
Article II, Demolition Control, I refer the demolition application for 155,
157, 159 and 161 Beatrice Street to you to recommend to City Council
whether to grant or refuse the application, including conditions, if any,
to be attached to the permit.
Financial Implications and Impact Statement:
Not applicable.
Recommendations:
That City Council choose one of the following recommendations:
1. That the application to demolish the subject residential buildings be
granted, OR
2. That the application to demolish the subject residential
buildings be granted once "Site Plan Approval" under Section
41 of the Planning Act is obtained, OR
3. That the application to demolish the subject residential
buildings be refused.
Comments:
On November 25, 1999, The Toronto Parking Authority applied for
permits to demolish two pairs of semi-detached houses known
municipally as 155, 157, 159 and 161 Beatrice Street. The applicant
proposes to establish a commercial parking lot on these lands, a use
permitted by the City's Zoning By-law. However, "Site Plan Approval"
is required prior to the establishment of a commercial parking lot.
This application is being referred to City Council because these
buildings are residential and the applicant has not applied for a
replacement building on this site. In cases such as these, the Municipal
Code requires that City Council consider the demolition of residential
property.
The buildings are neither designated historical nor listed by Heritage
Toronto. No objections have been filed with our office relating to the
demolition of these houses.
