This project is the final of four mixed-use buildings within the Bayside Toronto Community. It includes 241 luxury residential condominium suites with a community centre and retail at grade. The building has achieved Toronto Green Standard Version 2 Tier 2 requirements and LEED® Platinum certification. The building’s sustainability elements promote occupant well-being while maximizing energy and water efficiency.

  • Total Gross Area (Size) – 63,061 m2
  • Building Type – Mixed-use building
  • Building Location – 155 Merchants’ Wharf
  • Website
  • Energy savings of 16.6 per cent, 5.1 per cent cost savings, and carbon emissions reduction of 27.7 per cent over NECB 2015 and OBC SB-10

Bike Storage

A total of 272 long-term and 32 short-term bicycle parking spaces are provided outdoors and inside the underground garage.

Electrical Vehicle Charging Infrastructure

20 parking spaces are equipped with electric vehicle charging stations. 130 additional parking spaces are equipped with EV-rough ins for future installation of charging stations.

Green Roof

The green roofs feature drought tolerant and native plant species, which reduce the need for irrigation at its source and promote biodiversity.

High Efficiency Irrigation

Rainwater is captured from rooftops and terraces and is stored in the underground cistern before it is fed through a high-efficiency irrigation system. This is a 50 per cent reduction in water used for irrigation. Reusing rainwater for irrigation eliminates the need for potable water.

Water Efficient Fixtures and Fittings

Low-flow plumbing fixtures were selected for installation to reduce potable water consumption by 37 per cent compared to a building with conventional plumbing fixtures. This amounts to almost 20 million litres of water saved annually!

Construction Waste Diversion

A waste management plan was implemented throughout construction, which successfully diverted 85.25 per cent of all construction waste from landfill. Most of the waste generated on site during construction was recycled.

ERVs, Fan coils and Improved Air Quality

Each suite is equipped with an energy recovery ventilator (ERV). The ERV allows the delivery of fresh outdoor air directly into the suite, while recovering 79 per cent of the energy of outgoing air. Waste energy from stale air is used to warm up incoming air in winter and cool down incoming air in summer while recovering energy from the departing airstream and ensuring better indoor air quality for residents.

Low Emitting Materials

Low-VOC adhesives, sealants, paints, coatings, and flooring products were applied inside the building to reduce off-gassing and maintain occupant well-being.

Multi-Chute Recycling

Each floor is equipped with a sealed garbage room with a dedicated chute for recycling and a bi-sorter, allowing residents to easily dispose of waste and organics.

Key Energy Performance Measures include:

  • High performance glazing: low-e coating, thermally broken AI frames, argon fill, warm edge spacers
  • Window-wall-ratio of approximately 49 per cent (vision glass only)
  • Condensing boiler hot water plant for space heating
  • Magnetic bearing, variable speed chiller chilled with water plant for space cooling
  • Condensing boiler service hot water plant for domestic hot water
  • Hot water, chilled water fan coils serving suites and amenities
  • Heat recovery for suites, retail and amenities
  • ECM motors on all fan coils
  • Low-flow plumbing fixtures

Programmable Thermostat

Each suite is equipped with a programmable digital thermostat, which residents can use to control temperature and airflow in the suite. The thermostat allows homeowners to set the temperature to their comfort level when at home and adjust for increased energy savings when they are away.

Suite Utilities

Each suite is equipped with sub-meters measuring electricity, hot and cold-water consumption.
