The City of Toronto has issued the 2026 interim property tax bills, the first of two annual property tax bills sent to property owners. Property taxes pay for essential services like emergency response, transit, roads, parks, snow clearing, road safety and libraries.

Interim property tax bills are based on the previous year’s property taxes and allow property owners to begin making payments while Toronto City Council considers the 2026 Budget and approves property tax rates. The interim property tax bill does not reflect the proposed 2026 property tax increase. The final property tax bill will be issued in May and will reflect the 2026 tax rates, less any amounts already paid through interim instalments based on the interim assessment.

Property owners who are not signed up for pre-authorized payment must make their interim bill payments monthly by Monday, March 2, Wednesday, April 1 and Friday, May 1. The last three instalments, based on actual Budget 2026 rates, are due on Thursday, July 2, Tuesday, August 4 and Tuesday, September 1. Property owners can make payments online, through financial institutions, by mail or in person.

Six-instalment plan

  • Interim tax bill payments: Monday, March 2, Wednesday, April 1 and Friday, May 1
  • Final tax bill payments: Thursday, July 2, Tuesday, August 4 and Tuesday, September 1

11-instalment plan

  • Interim tax bill payments: Tuesday, February 17, Monday, March 16, Wednesday, April 15, Friday, May 15 and Monday, June 15
  • Final tax bill payments: Wednesday, July 15, Monday, August 17, Tuesday, September 15, Thursday, October 15, Monday, November 16 and Tuesday, December 15

City Council will hold a special meeting on Tuesday, February 10 to consider the 2026 Budget including the property tax increase. The meeting will be livestreamed on the City of Toronto’s YouTube channel.

Property owners who have not yet received their bill can expect it to arrive in the coming days. If it does not arrive in the next week, they can contact 311 for assistance.

Property tax notices include information about the City’s Vacant Home Tax (VHT) program. Toronto property owners are required to declare their property’s occupancy status each year by Thursday, April 30. All residential property owners must submit a declaration, even if the property is their principal residence. Declarations can be submitted online, by phone (311) or in person at a civic centre.

Billing and payment options
The City offers paperless billing (eBilling) for property tax and utility bills, with email notifications and online access to view and download bills. Enrol at the City’s Inquiry & Payment Counters webpage.

Payments must be received by the due date shown on the bill to avoid penalties, interest or administrative fees. Pre-authorized payment users should ensure their account information is up to date.

Service is available online, by calling the 311 Tax and Utility Inquiry Line (Monday to Friday, 8:30 a.m. to 4:30 p.m.), or in person at Toronto City Hall and civic centres.

Relief programs
The City supports eligible low-income seniors and low-income people with disabilities through its Property Tax & Utility Relief programs, including property tax deferrals and cancellations and utility rebates.

Eligible property owners are encouraged to apply online. Applications can also be submitted by mail. The deadline to apply is Friday, October 31. More information is available on the City’s Property Tax, Water & Solid Waste Relief webpage.
