This project is located in Brookhaven-Amesbury near the Westview Greenbelt overlooking Amesbury Park. The building is 21 storeys and includes 216 residential condominium suites and several indoor and outdoor amenity areas. The building successfully achieved the Toronto Green Standard Tier 2, v2 requirements. The building’s sustainability elements promote recycled content of building materials, reduced construction waste, and optimized energy and water performance.

  • Total Gross Area (Size) – 17,352.4 m2
  • Building Type – Mixed-use building
  • Building Location – 1461 Lawrence Avenue West
  • Website
  • Energy Efficiency Performance – 18.6 per cent more energy efficient than the National Energy Code for Buildings (NECB 2015 + SB-10)

This Toronto Green Standard Tier 2, Version 2.0 building includes:

Energy Savings

2,950 GJ (18.6 per cent energy savings vs. ASHRAE 90.1-2010 + SB-10)

Energy Efficiency Measures

  • High performance glazing: low-e coating, thermally broken AI frames, Argon fill, warm edge spacers
  • Window-wall ratio of approximately 51 per cent (vision glass only)
  • Centrifugal Chiller COP 5.6 with VFD
  • Condensing boiler 95 per cent efficiency
  • DHW heating 95 per cent efficiency
  • EC Motors on all fan coils
  • In-suite energy recovery ventilators
  • VFD circulation pumps and domestic cold water booster pumps

Water Efficient Fixtures and Fittings (33 per cent better than Ontario Building Code standards)

Low-flow plumbing fixtures were selected for installation to reduce potable water consumption by 33 per cent compared to a building with conventional plumbing fixtures. This amounts to over 14 million litres of water saved annually.

Bike Storage

A total of 199 long term and 22 short term bicycle parking spaces are provided outdoors and inside the underground garage.

Electrical Vehicle Charging Infrastructure

Six parking spaces are equipped with electric vehicle charging stations.

Green Roof

The green roofs located at the amenity rooftop terrace and building rooftops feature drought tolerant and native plant species, which reduce the need for irrigation at its source and promote biodiversity.

Heat Island

Over 75 per cent of the at-grade hardscape is high-albedo surface materials to reduce the effects of urban heat island.

Construction Waste Diversion (85 per cent Diverted)

A waste management plan was implemented throughout construction, which successfully diverted 85 per cent of all construction waste from landfill. Most of the waste generated on site during construction was recycled.

ERVs, Fan coils and Improved Air Quality

Each suite is equipped with an energy recovery ventilator (ERV). The ERV allows the delivery of fresh outdoor air directly into the suite, while recovering 60-70 per cent of the energy of outgoing air. Waste energy from stale air is used to warm up incoming air in winter and cool down incoming air in summer while recovering energy from the departing airstream and ensuring better indoor air quality for residents.

Multi-Chute Recycling

Each floor is equipped with a sealed garbage chute room with a bi-sorter, allowing residents to easily dispose of waste, recyclables, and organics.
