PROPOSAL
The application to amend the Official Plan would introduce new policies that would govern the long-term, multi-phased redevelopment of the entire site, including the location of new streets, blocks, parks and open spaces, commercial and residential uses, and the phasing of new development for the property at 1911 Finch Avenue West.
The application to amend the Zoning By-law would permit the development of Phase 1 fronting on Finch Avenue West between Jane Street and Driftwood Avenue, consisting of six new towers, new housing units, non-residential uses, and community services for the property at 1911 Finch Avenue West. During Phase 1, most of the Jane Finch Mall will be retained, with approximately 2,500 square metres of the mall proposed to be demolished.

The purpose of this City-initiated Zoning By-law Amendment is to facilitate a mixed-use development, and to facilitate a new TTC station redevelopment. The mixed-use development includes three buildings and four towers, including space for community, commercial and retail uses, and approximately 1,415 new dwelling units, of which, approximately 471 new affordable rental units will be targeted through the Housing Now Initiative.
The Islington subway station redevelopment will include a new fully accessible bus terminal as well as a new west entrance and will modify the existing underground subway station to be accessible.
The Draft Plan of Subdivision application proposes to create the necessary blocks to support the proposed development, including a new public street.

PUBLIC NOTICE
Notice of the imposition of special charges on benefitting properties under the City's Residential Retrofit Program.
Individual bills for each of the benefitting properties listed below have been submitted for the meeting of City Council being held on March 20, 21 and 22, 2024. Review bill details (https://secure.toronto.ca/council/bill-bylaw.do?meeting=2024.CC16).
Each of these bills imposes a special charge on each of the corresponding benefitting properties as a result of the property having entered into a Property Owner Agreement with the City and having undertaken energy efficiency and/or water conservation works as local improvements under the Residential Retrofit Program authorized by Executive Committee Item EX33.22, as adopted by Council on July 16, 17, 18 and 19, 2013 and enacted in By-law 1105-2013 (July 19, 2013).
