An application to amend the Zoning By-law has been submitted for the redevelopment of lands at 15 St. Mary Street and 65-67 St. Nicholas Street. The properties were the site of Regis College until its move to a new location at 100 Wellesley Street West. The application has been under review since its submission to City Planning on July 11, 2008.

The application proposes to amend the Zoning By-law for lands at 15 St. Mary Street, 65-67 St. Nicholas Street and part of 692 Yonge Street to permit a 29-storey residential condominium building with retail uses at grade.
Revised Application
The applicant submitted a revised application to City Planning on May 7, 2008. The revised development proposes to retain the façade of the building at 65-67 St. Nicholas Street, reduce the height of the tower to 29 storeys and redirect vehicular access to the site to an entrance off St. Mary Street, among other changes.

A final Planning staff report on the application is targeted for completion in the fall of 2009 for consideration by Toronto and East York Community Council.
Community Consultation
A consultation meeting was held on November 4, 2008 at St. Joseph’s College School. Planning staff also held an open house for the public to view and comment on the revised proposal on June 17, 2009 at the same location.
Preliminary Report
The original application proposed to demolish both buildings currently on site and construct a 44-storey (143.8 metres) residential condominium tower with a series of townhouses at grade level. City Planning prepared a Preliminary Report, dated August 6, 2008 which provides further details about the first proposal.
Toronto and East York Community Council adopted the Preliminary Report at its meeting on September 9, 2008 and authorized Staff to schedule a consultation meeting in the community.
