Lawrence Avenue East Avenue Study
The Lawrence Avenue East Avenue Study will examine the mixed-use corridor along Lawrence Avenue East between Victoria Park Avenue and Birchmount Road.

The Avenue Road Avenue Study
The City is undertaking a study of Avenue Road between Lawrence Avenue and Wilson Avenue. The primary focus of the study is to create a framework for any new development which would include new zoning and urban design guidelines.

Bloor Corridor Visioning Study
The Bloor Corridor refers to the area along Bloor Street West, between Avenue Road and Christie/Grace Streets. The City Planning Division is coordinating a Visioning Study for the Bloor Corridor.

Neighbourhood Studies
  • Warden Corridor and Victoria Park Station Land Use Planning Studies

  • "New Toronto" Community Improvement Plan
    West District Urban Development Services staff have prepared a Community Improvement Plan to guide future development in the New Toronto area. The project location is strategically situated close to key transportation infrastructure - Pearson Airport, QEW / Gardiner Expressway, Highway 427, CN Rail lines and Mimico Switching Yard.


  • Fort York Neighbourhood Public Realm Plan
    In May 2004, City Council endorsed the Fort York Neighbourhood Public Realm Plan. The document forms a set of guidelines that outline the principles and overall vision for the emerging Fort York Neighbourhood. It builds on the approved policies of the Official Plan and the zoning by-laws that set out the location of public spaces, density, height and built form.

  • St. Lawrence Neighbourhood
    On September 22 and 23, 2004, an urban design charrette was held for the western section of the St. Lawrence Neighbourhood (bordered by King Street, Yonge Street, Jarvis Street and the railway south of The Esplanade). The charrette was undertaken to help develop a neighbourhood planning framework to guide development applications in the area.

  • Niagara Neighbourhood Built Form and Density Study
    South District Planning is studying the Niagara Neighbourhood. The results will guide future infill development to be compatible with the character of the area. Community input is essential.

  • Birchcliff Quarry Lands Study
    The City has initiated a planning study of the lands within the Birchcliff Community commonly referred to as the Quarry Lands. The Quarry Lands include about 20 hectares (49 acres) of land situated on the north side of Gerrard Street, south of the CN rail line, extending from Victoria Park Avenue east to Clonmore Drive.

  • West Queen West Triangle
    The West Queen West Triangle is the area south of Queen Street West and north of the rail corridor and generally west of Dovercourt Road. Owners of three of the properties within this triangle have applied to the City for Zoning By-law and Official Plan amendments. The Secondary Plan for the Garrison Common North area specifically states that a number of studies must be undertaken before significant development occurs in this area. City Planning has begun the process of completing those studies in order to plan comprehensively for the West Queen West Triangle area as a whole.

  • Kingston Road Revitalization Study
    This Revitalization Study will examine Kingston Road through the Birchcliff Community. The larger study area incorporates all of the Birchcliff Community, however the focus of the study is the properties that front along the north and south sides of Kingston Road. Landowners, business owners and residents within the Birchcliff Community will assist in identifying where efforts should be focused for the revitalization of Kingston Road in Birchcliff.


  • King-Liberty Village
    The King Liberty Urban Design Guidelines, endorsed by Council in June 2005, provides the principles and overall vision for the emerging King Liberty neighbourhood. The guidelines build on the approved policies of the Official Plan and the zoning by-laws that describe the locations of public spaces, the density, height and form of buildings, and defines the character of the community.

  • Castlefield Caledonia Design and Décor District
    City Council approved two City led planning initiatives for the Castlefield Caledonia Design and Décor District: a charrette and planning study tied to two interim control by-laws.


  • Davisville Yard Planning Study
    A Davisville Yard Planning Study is being undertaken by the City of Toronto, in cooperation with the TTC, to determine the appropriate form of development for the Davisville Yard site.

  • St. Clair Ave. West Transit Improvements Class Environmental Assessment
    The City has released the St. Clair Avenue West Transit Improvements Environmental Assessment Study Report. The Executive Summary is now available for download from the project Web site.

  • Don Valley Corridor Study
    The City of Toronto has initiated a Transportation Master Plan for the Don Valley Corridor, within the boundaries of the City. The City has just released the Transportation Master Plan Summary Report, detailing the measures needed to increase person-carrying capacity in the Don Valley Corridor. The report includes details on the study process, public consultation, alternatives considered, and next steps.

Centre Studies
  • Yonge-Eglinton planning study
    Since February 2003, planning staff has met regularly with a Working Group of stakeholders, including area residents, businesses and landowners to help develop a new planning framework for assessing future redevelopment in the area. The proposed directions for the Yonge-Eglinton area will be presented at an Open House. The goal is to recommend a new secondary plan and urban design guidelines.
