Background

The City's new Official Plan identifies important corridors along major streets such as St. Clair Avenue West as "Avenues". These "Avenues" are areas where transit-supportive reurbanization can create new jobs and housing while improving local streetscapes, infrastructure and amenities.

The City Planning Division has undertaken a program of studying key sections of the "Avenues" where there are opportunities to attract new investment. This Avenue Study will examine the segment of St Clair Avenue West between Keele Street and Glenholme Avenue.

Study Process

This study is a joint effort by the Etobicoke York Community Planning Office and the consulting firm of Office for Urbanism, who have been retained by City Planning to prepare the study. Upon completion of the study (estimated for fall 2006), and in consultation with the local community, Community Planning staff will prepare area-specific zoning to guide development. The new zoning by-law will set out land use permissions; height, density and setback regulations; and, other zoning standards. It will be supplemented with urban design guidelines.

Community Consultation

City Planning Staff and the consulting team held several community meetings for the study. Presentations given at these meetings are available on this website.

In addition to the community meetings, Community Planning staff and the Consultant Team will consult with a Local Advisory Committee (LAC). Members of the LAC include local residents, property and business owners, tenants, members of the Ward Councillor's office, and City staff. The role of the LAC is to provide invaluable feedback and overall guidance to the Consultant Team and City staff.
