Using the community feedback from the Interactive Map Activity, City staff will host a virtual open house on February 24, 2021, where community members will be able to see a variety of options for how Section 37 benefits could be used.

Community improvements are on the way to the St. Clair West neighbourhood through the Section 37 benefits. Staff are engaging the community to help decide how these funds will be used towards local parks and other improvements.

There will be a new 10-storey mixed-use building development at 2306 St. Clair Ave. W. Funding from this development (Section 37) will be used to improve local parks, streetscapes and/or cycling and pedestrian safety in the neighbourhood. We want your feedback to inform how these funds will be used towards local improvements.

What is Section 37?

Zoning bylaws control how the land in your neighbourhood is used, including the height and density of buildings. When a developer wants to build something that exceeds these limitations, Section 37 of Ontario’s Planning Act allows the City to permit the developer’s proposed construction, in return for community benefits (cash-in-lieu or in-kind contributions) that help to improve the neighbourhood the development is located in. This project is in the public consultation phase, which will help to determine how Section 37 benefits are used in the area surrounding 2306 St. Clair Ave. W.

Interactive Mapping Activity (Social Pinpoint)

The improvements that residents would like to see come to their neighbourhood were collected on an interactive map. The information collected from this exercise will allow City staff and the local Councillor to identify the needs of the community and options for Section 37 benefits. These options will be presented to the community for more feedback.

Idea Ranking

March 1 to March 15, 2021

Using the community feedback from the Interactive Mapping Activity and Virtual Public Meeting, the City will conduct an online survey and idea ranking exercise to allow the community to rank their preferred options for how Section 37 benefits are used. A link to this online exercise will be posted on March 15, 2021.
