Progress Update

The St. Lawrence Market North Redevelopment project is taking place in three phases. The project is currently in Phase 3, construction of the new North Market Building.

On May 15, 2019, City Council approved the awarding of a contract for the construction of the new St. Lawrence Market North building at 92 Front St. to The Buttcon Limited/The Atlas Corporation Joint Venture. Construction of the new market began in July 2019. Tenants continue to customize their spaces, with a grand opening to follow on May 10, 2025. The courts are open at St. Lawrence Market North and the Farmers’ Market will move to this new location on Saturdays starting April 5, 2025.

What to Expect

  • Construction will take place Monday to Friday, from 7 a.m. to 5 p.m. Please note that on occasion, contractors will be required to work past 5 p.m. and on weekends as permitted by The Noise Bylaw (Chapter 591, City of Toronto Municipal Code).
  • Street occupation permits for lane closures on Front and Jarvis Streets, adjacent to the site, will be obtained by the Contractor as needed for loading purposes during construction.
  • Concrete trucks will be on site during construction along with a tower crane to provide handling access for materials and equipment.
  • There will be construction related noise and vibration while construction is taking place. Vibration may be experienced at adjacent buildings and structures.
  • City staff have been transitioning to the new North Market building.
  • In the spring of 2025, the new court and administration offices are expected to start public operations and events for the North Market will begin.
  • Further details on a grand opening and farmers market programming will be communicated in the coming months.

  • Structural steel framing for the superstructure, including central atrium, is complete
  • Concrete pour completed for approximately 95 per cent of floor area

  • Parking garage interior masonry work, along with mechanical and electrical rough-ins, is ongoing

  • Structural steel framing for superstructure is being erected in four sequences, working from east to west, commencing from the south end of the site (Front Street) and working north towards St. Lawrence Hall
  • Framing from Level 2 to roof completed for sequences 2 and 3
  • Concrete pour completed for floor Levels 2 to 5 on west side of sequences 2 and 3
  • Permanent power service installation by Toronto Hydro completed
  • Parking Level 1 lighting fixtures have been energized
  • Approximately 40 per cent of superstructure faming completed to date

Next Steps:

  • Framing from Level 2 to roof for west side of sequence 4 ongoing
  • Contractor installing a temporary platform on the west side of the structure to facilitate the installation of the curtain wall
  • Glass curtain wall installation for sequence 2 to commence in January 2022
  • Parking garage interior masonry work, along with mechanical and electrical rough-ins ongoing

Work completed over the summer includes:

  • Parking garage structure completed, including ramp to Jarvis Street. Mechanical and electrical systems rough-in work ongoing
  • Foundation walls waterproofing and backfill completed
  • Electrical room on P1 level nearing completion
  • Tapered concrete columns installation on Ground Floor is complete
  • Structural steel framing for superstructure has commenced. Progress currently at grid line 2. Approximately 15 per cent of framing completed to date

Next steps:

  • Structural steel frame is being erected in four sequences, working from east to west, commencing from the south end of the site (Front Street) and working north towards St. Lawrence Hall
  • Each sequence includes erection of steel columns and beams from Level 2 to roof, installation of steel decking, and pouring of the concrete slab on deck at each floor
  • Glass curtain wall installation will follow
  • Installation of permanent power is scheduled for mid-October 2021
  • Site trailers to be removed from Market Lane Park by the end of September 2021

  • Continuing installation of elevator and stair cores above grade

Revised Timeline:

The Contractor has advised of disruptions to material and equipment supply chains due to COVID-19. This, combined with added safety protocols for workers has caused a productivity loss on-site, resulting in a delay in completion from Spring 2022 to Fall 2022.

Work completed to the end of January 2020 includes:

  • Bulk excavation and shoring has been completed to the base of parking level 2
  • Connection of site water and sanitary lines to municipal network completed
  • Installation of insulation blankets along the perimeter of the excavation
  • Installation of second row of tiebacks nearing completion

Ongoing work includes:

  • Bulk excavation and shoring of the site
  • Excavation of utility service tunnel to St Lawrence Hall
  • Sequential excavation, tie back and lagging installation will progress through to the base of parking level 4
  • Following the completion of the excavation and shoring work a tower crane will be installed and construction will begin on the building foundations and parking garage followed by the above grade structure

Work completed to the end of October includes:

  • Drilling and pile installation along the property line
  • Drilling of geothermal boreholes
  • Site spoils been removed and drill rigs demobilized from the site
  • Contractor’s field offices (trailers) have been relocated from the construction site to the adjacent Market Lane Park to facilitate site excavation
  • Lighting on hoarding along the park side of the site reinstated

Ongoing work includes:

  • Bulk excavation and shoring of the site
  • Sequential excavation, tie backs and lagging installation will progress from grade through to the base of parking level 4. The excavation work will require that trucks enter and exit the site primarily through the Front Street gate. Flag persons are stationed at the Front Street gate to control pedestrian and vehicle traffic during excavation and hauling activities.
  • Following the completion of shoring and site excavated work, construction will begin on the building foundations and parking garage, followed by the above ground structure.
