The City of Toronto is celebrating a construction milestone of a new rental building in Scarborough, that will include 80 new affordable homes as the City works to build more affordable housing, faster.
Mayor Olivia Chow, Member of Parliament Michael Coteau (Scarborough-Woburn) and Councillor Michael Thompson (Scarborough Centre), joined The Rose Corporation and Michael Langer today to mark the “topping off” of 26 Gilder Drive, a celebration of the completion of the building’s structure.
The development will deliver 341 rental homes that includes 80 affordable and 261 market homes. Located near Kennedy Station, the building will offer residents easy access to transit, jobs and services. The building is expected to be ready for occupancy in the second half of 2027.
This was the first of 44 projects currently under construction to break ground under the City’s Rental Housing Supply Program (RHSP) in March 2025, a sign that the program is already helping to speed up construction.
The City is contributing more than $11.4 million in incentives including development charge deferrals and waivers. The project is funded in partnership with Canada Mortgage Housing Corporation, which is providing the project with nearly $150 million in combined funding and financing through SEED and the Apartment Construction Loan Program.
The milestone comes on the heels of another purpose-built rental development supported by RHSP, 72 Perth Ave., which broke ground last week. Both developments are part of the City’s broader effort to increase rental housing supply and support the home-building industry. All 44 projects under construction will deliver more than 11,000 new homes when complete, including more than 6,200 rent-controlled and/or affordable homes. The City continues to request greater action and investment from the provincial and federal governments to support the creation of new homes Torontonians can afford.
