The Toronto Green Standard Version 4 for Mid to High-Rise Residential & Non-residential development, applies to residential apartment buildings 4 storeys and higher, and all Industrial, Commercial and Institutional (ICI) developments. Updated TGS checklists can be found under Checklists & templates below.
- Applications submitted between May 1, 2022 and June 1, 2026 are required to meet all Tier 1 mandatory and interim voluntary performance measures in Version 4 of the Toronto Green Standard.
- Applications received on or after June 2, 2026 are required to meet all mandatory performance measures identified in the Interim Version 4 checklists and encouraged to meet any voluntary Tier 1 performance measures.
- Applications pursuing the voluntary Toronto Green Standard Development Charge Refund Program must meet the program requirements, Tier 2 or 3 voluntary performance measures and all Tier 1 mandatory and interim voluntary performance measures
