120, 130 and 160 Canon Jackson Drive (Mid-Rise Buildings E,D,A) Condominium Residence, also known as Keelesdale, is a redevelopment by The Daniels Corporation to intensify a former hospital facility with a parking lot site. The redevelopment consists of both condominium suites and townhomes ranging from heights of 3 to 6 storeys, with a total of 244 units.  The development is located in the Beechborough-Greenbrook neighbourhood at the intersection of Keele St & Canon Jackson.

The Toronto Green Standard Tier 2, Version 2, was applied and successfully achieved for the mid-rise condominium suites buildings A (6 storeys), D (4 storeys), and E (4 storeys); making up 148 units, and a gross floor area of 11,169 m2.  The project’s sustainability elements promote occupant well-being while maximizing energy and water performance.

  • Total Gross Area (Size) – 11,169 m2
  • Units: 148
  • Height – 4, 6 Storeys
  • Building Type – Residential (Condo)
  • Building Location – 2175 Keele (Keele St & Canon Jackson)
  • Website – Keelesdale
  • Energy Savings Building A– 31 per cent energy savings, 44 per cent cost savings and 37 per cent greenhouse gas emission savings over ASHRAE 90.1-2010
  • Energy Savings Building D and E – 33 per cent energy savings, 34 per cent cost
  • Savings and 31 per cent greenhouse gas emission savings over ASHRAE 90.1-2010

This Toronto Green Standard Tier 2 includes:

Bike Storage

Bicycle racks are provided indoors for building users, and additional outdoor bicycles racks for visitors.

White Roof

Cool roofing materials utilized for 100 per cent of the available roof area to reduce heat island effect.

High Efficiency Irrigation

The use of high-efficiency irrigation technology reduces the need of potable water use by over 70 per cent, along with the use of native and drought tolerant plants.

Water Efficient Fixtures and Fittings

Low-flow plumbing fixtures were selected for installation to reduce potable water consumption by 30 per cent compared to a building with conventional plumbing fixtures. This amounts to nearly 7 million litres of water saved annually.

Construction Waste Diversion

Daniels Corporation implemented a construction waste management plan which successfully diverted over 85 per cent of all construction waste from landfill. Most of the waste generated on site during construction was recycled.

ERVs, Fan coils and Improved Air Quality

Each suite is equipped with an energy recovery ventilator (ERV). The ERV allows the delivery of fresh outdoor air directly into the suite through the vertical fan coil unit, while recovering 60-70 per cent of the energy of outgoing air. Waste energy from stale air is used to warm up incoming air in winter and cool down incoming air in summer while recovering energy from the departing airstream and ensuring better indoor air quality for residents.

Waste Storage

The parking level has a dedicated room for collection and storage for recycling and organic; along with an additional room for household hazardous waste for residents to easily dispose of waste, recyclables, and organics.

The project incorporates several energy conservation measures including:

  • High performance building envelope components
    • RSI-7.04/R-40.0 Insulated Roof
    • RSI-4.40/R-25.0 Fibre Cement Panels
  •  Efficient mechanical systems
    • 95 per cent Thermal efficiency Heating, 12.1 EER DX Cooling Gas-fired Rooftop Unit for Corridor Ventilation and Pressurization
    • 12/12.5 EER DX Cooling for Suites
    • 95 per cent Thermal Efficiency Gas-fired Condensing Boilers
    • 94 per cent Thermal Efficiency Domestic Hot Water Heating
    • Energy Recovery Ventilators for Ventilation Heat Recovery
