The Waverley is a boutique rental community located on the northwest corner of College Street and Spadina Avenue, directly across from the University of Toronto’s main campus. This project is 14 storeys in height with 166 rental units, and The Silver Dollar music venue, and a café at grade. The building successfully achieved the Toronto Green Standard Tier 2, v2.1 requirements and is pursuing LEED v4 Silver certification. The building’s sustainability elements promote occupant well-being while maximizing energy and water performance.

Bike Storage

A total of 192 bicycle storage spaces are provided outdoors and inside the underground garage.

Electrical Vehicle Charging Infrastructure

2 parking spaces are equipped with electric vehicle charging stations.

Green Roof

The green roof located at the amenity rooftop terrace on level 2, 3, 10, 15, and the MPH rooftop features a mix of native and drought tolerant plant species, which reduce the need for irrigation at its source and promote biodiversity.

High Efficiency Irrigation (50% water use savings for irrigation)

High-efficiency irrigation technology was selected for installation to reduce the amount of potable water used for irrigation by 35%. An additional savings of 65% of potable water used for irrigation was achieved by utilizing captured rainwater for irrigation.

Water Efficient Fixtures and Fittings (39% better than Ontario Building Code standards)

Low-flow plumbing fixtures were selected for installation to reduce potable water consumption by 38% compared to a building with conventional plumbing fixtures. This amounts to over 9.6 million litres of water saved annually!

Construction Waste Diversion (86% Diverted)

Fitzrovia implemented a construction waste management plan which successfully diverted 76% of all construction waste from landfill.

ERVs, Fan coils and Improved Air Quality

Each suite is equipped with an energy recovery ventilator (ERV). The ERV allows the delivery of fresh outdoor air directly into the suite through the vertical fan coil unit, while recovering 60-70% of the energy of outgoing air. Waste energy from stale air is used to warm up incoming air in winter and cool down incoming air in summer while recovering energy from the departing airstream and ensuring better indoor air quality for residents.

Low Emitting Materials

Low-VOC adhesives, sealants, paints, coatings, wall panels, insulation, and flooring products were applied inside the building to reduce off-gassing and maintain occupant well-being.

Multi-Chute Recycling

Each floor is equipped with a sealed garbage chute room with a tri-sorter chute system, allowing residents to easily dispose of waste, recyclables, and organics to further divert waste from landfill.

Efficient Lighting

Corridor and garage lights are controlled by occupancy sensors that turn lights off when areas are unoccupied. Suites are equipped with energy-efficient LED bulbs to maximize energy performance.

ENERGY STAR® Appliances

ENERGY STAR® appliances are standard in every suite and including the refrigerator, dishwasher and front-loading washing machine. ENERGY STAR® qualified products consume 30% less energy than their conventional counterparts, which helps residents save money on electricity. This project is also registered with Energy Star Portfolio Manager, and committed to sharing annual energy and water usage data for the first 5 years of operation.

Programmable Thermostat

Residents have full control over their thermal comfort. Each suite is equipped with a programmable digital thermostat, which residents can use to control temperature and airflow in the suite. The thermostat allows homeowners to set the temperature to their comfort level when at home and adjust for increased energy savings when they are away.

Sub-metering of Utilities

Each suite is equipped with three sub-meters. The meters measure thermal energy, electricity, and hot water consumption, which means residents are only billed for the energy they use.
