4180 Dundas Street West, located in the Kingsway neighbourhood in Etobicoke is a condominium development for geriatric residents, also known as Delmanor Prince Edward. The building successfully achieved the Toronto Green Standard Tier 2 requirements as well as LEED Silver certification in 2016. The building hosts 145 suites, featuring sustainability elements that promote increased occupant well-being and energy and water performance.

A cistern collects water on rainy days and stores the water for future use. The landscaping will be watered using this harvested rainwater.
Low-flow plumbing fixtures were selected for installation to reduce potable water consumption by 41% compared to a building with conventional plumbing fixtures. This amounts to over 20.8 million litres of water saved annually.
High-efficiency irrigation technology was selected to reduce the amount of potable water used for irrigation by 91% compared to a baseline case.
A construction waste management plan was implemented, which successfully diverted 83% of all construction waste from landfill. Most of the waste generated on site during construction was recycled.
The green roof located on the second, seventh, and eighth floor, and mechanical penthouse features native plant species, which reduce the need for irrigation at its source and promote biodiversity.
Each suite is uniquely enhanced with an Energy Recovery Ventilator (ERV) system. The ERV allows the delivery of fresh outdoor air directly into the suite through the vertical fan coil unit, while recovering 60% of the energy of outgoing air. Waste energy from stale air is used to warm up incoming air in winter and cool down incoming air in summer while recovering energy from the departing airstream and ensuring better indoor air quality for residents.
Each bathroom exhaust fan has an adjustable built-in humidity sensor, which turns the fan on when the humidity exceeds the setting on the switch – helping to prevent the build-up of mold and mildew.
Environmentally friendly underlays, hardwood, ceramic flooring and low-toxicity paints in each suite significantly reduce volatile organic compounds (VOCs) from the air.
Each floor is equipped with a sealed garbage chute room with a tri-sorter, allowing residents to easily dispose of waste, recyclables, and organics.
Corridor and garage lights are controlled by occupancy sensors that turn lights off when areas are unoccupied. Suites are equipped with energy-efficient compact fluorescent (CFL) bulbs, and common areas are additionally equipped with LED lighting to maximize energy performance.
ENERGY STAR appliances are standard in every suite, helping reduce energy consumption by 30% compared to their conventional counterparts, which helps homeowners save money on electricity while creating fewer greenhouse gas emissions.
The fully programmable thermostat enables control of the temperature and airflow in your suite. The thermostat allows homeowners to set the temperature to their comfort level when home and adjust for increased energy savings when you are out of the suite over a 7-day schedule.
Each suite is equipped with three sub-meters. The meters measure thermal energy (heating and cooling), electricity, and hot water consumption, which means residents are only billed for their in-suite consumption.
