Parking Lots & Garages

The property owner is responsible for keeping the parking lot and storage garages in good condition.

The walls, floors, ceilings, and support columns in parking and storage garages must be kept in good repair. They must not have holes, cracks, or damage that lets water get through.

If a parking or storage garage has a shared entrance and space for more than five vehicles, it must be painted as follows:

• The ceilings, walls, and columns must be painted white starting 60 centimetres above the floor.
• The lower 60 centimetres of the walls and columns, from the floor up, must be painted black.

All painted surfaces must be kept clean and in good condition.

Security Cameras

The City does not require landlords or property owners to install security cameras or hire security staff. If you have concerns about security, contact your landlord or property manager.

Entrance Clearance Signs

Signs showing the maximum vehicle height allowed in a garage are not covered by the Property Standards bylaw.

If you would like a height-clearance sign installed or have concerns about one, speak with the property owner. It is best to make your request in writing by submitting a work order or a maintenance request.

Lighting

Parking lots, walkways, stairs, porches, verandas, loading docks, ramps, and similar areas must have enough lighting to help people see and move safely.

These areas must have a minimum light level of 10 lux (0.90 foot-candle) at ground level or on stair treads, including corners, intersections, and places where the ground level changes, such as stairs and ramps.

Derelict Vehicles and Stored Items

Broken, abandoned, or unusable vehicles, boats, trailers, machinery, or their parts must not be stored in a parking or storage garage.

Junk, garbage, and other discarded materials must also not be kept in these areas. Property owners are responsible for making sure parking and storage garages are kept clean and free of abandoned or damaged items.
